Yorkville Planning and Zoning Commission Approves Setback Variance for Local Nonprofit Organization
The Yorkville Planning and Zoning Commission (PZC) recently reviewed application PZC 2025-06, submitted by Michael Holzer. This application requests a bulk regulation variance to Section 10-3-9 of the city's Unified Development Ordinance.

According to city documents, the variance seeks to reduce the minimum required front yard setback for a property located at 904 S Bridge Street. The current ordinance mandates a 50-foot front yard setback in the B-3 General Business District, while the petitioner requests a reduction to 42 feet.

The property spans 12,800 square feet and is situated near the northeast corner of Illinois Route 47 (South Bridge Street) and Illinois Route 126.
The petitioner plans to construct a 2,100-square-foot office building for his 501(c)(3) nonprofit organization, The Brenda Holzer Memorial Foundation. According to the organization's website, it aims to support children with disabilities by improving accessibility, advocating for their needs, fostering understanding, and assisting those in need.
A public hearing was held on Wednesday, April 9, 2025, at Yorkville City Hall, located at 651 Prairie Point Drive.
The Yorkville Planning and Zoning Commission has the authority to approve minor deviations from regulations without requiring final approval from the City Council. Such deviations can include reductions of up to 25% of the required setback.
Since the request represents only a 16% change, the Planning and Zoning Commission unanimously approved the reduction.
